Question : If it’s not dirty coils that’s causing my central AC to cool poorly, what is it?
I have a new condenser unit outside. And I was told the coils in the unit in my attic are very clean. Matter of fact, last AC guys out to my house (who I didn’t like from day 1 but came through home warranty co) insist the unit(s) are all operating as they should be. But my house is cooling poorly. Last night, I got it down to 79 but if I try to do that during the day … it’s a no go. I’m in Houston, where it’s been 91-95 but my house has never cooled this poorly and it’s been this hot before! Matter of fact, during the day, even if I set it to 77, I can’t get it below 80-81. It used to wok better than this, for sure. Oh … and it takes about 2 hours to go from 83 to 81; at least it did the other day.
What could be the prob?
The condenser unit, btw, is a 12 seer. The old one was 10. But the new one is about 5/8 the size of the old one. Could that be part of the prob?
Oh, and I’ve been getting an INTERMITTENT drip into the pan under my attic unit.

There’s definitely something wrong. Have them check it again and again until you are satisfied. If it’s a new unit there should also be a warranty. Make them come and check it out. Maybe there’s a freon leak…they can test it to see. Also, if it’s really hot out your unit will try and try to get it cooler but it’ll still have to work a bit. Have them check it again for a leak, especially it should not be dripping water

I would check BBB to see if any others have been unhappy with the AC companies services.
If you call them again ask for a different service repairman.
Be very demanding that you want the problem fixed, you are the one paying on the warranty.
I would say good luck but luck has nothing to do with it. You just tell them to fix it right away or you will take actions to get it resolved in a way they wouldn’t prefer. -

Do your homework first. Before calling HVAC guys, get a thermometer and check how cold the air is coming out of your vent. If it isn’t nice and cool, then check the duct work in your attic. (If it is warm air or barely cool then you have an A/C problem no matter what they say.) Do you have plastic tube ducts? If so, check that one has not popped off the vent and all the cool air is being wasted in the attic. This happened once to me. Before climbing into the attic, just check all your vents to see if air is coming in. However, a return could be open too and your A/C is sucking in hot air from the attic. It sounds like your unit is working because high humidity will cause dripping in a unit that is working because is it is removing moisture from the air. Good Luck. It’s a no brainer but be sure your filters are clean.

check and see if the air that is coming out of your grills (supply vents) is cold. Is it cold? if not they didnt seal the lines good when they changed out your condensing unit. Also- how many tons is it? Is the inside unit the same tonage as the outside unit? It should be. I would call the a/c man back- but first:
1. What is the model # of the evaporator coil in the attic? and the condensor coil out side? are the btu’s the same? they have to be a matching system.
2. are there any leaks around the two copper lines that lead into the house? Is the bigger one freezing up outside? Put your hand around it (you may have to pull the armour flex off a little) thats the black rubberrry stuff around the copper. If it is cold and not freezing i doubt you have a leak. If it is freezing up- that means your low or you have a restriction.
3. I would check your filter. very important!!
4. and i would inspect your evaporator coil again. Is it gas or electric. If its gas- they would have to have cut a hole in the plennum just to tell you if it is clean. If it is electric- they would have to remove the panel with what is generally a 5/16 nut driver. you might need to know these things if they try to give you the runaround. Dont let them take advantage.

Change your dust filter to a cheap 60 cent one and throw away you allergen dust filter. The system is working too hard and adding heat to the process. Try it before you do all the other stuff. A tight pore filter can even cause your condenser to get ice on it, and stop cooling.
