Question : Can a property company apply 100% of cleaning charges on vacating the apartment after 3 years?
We lived in Camden Village Apartments, Fremont, CA for 3 years and vacated it last week. The property manager says we need to pay for 100% expenses of steam cleaning, professional cleaning of stove and refrigerator, and for painting job.

We didn’t damage any (no scratches & writings on walls) and all normal wear and tear only. We cleaned it before vacating the apartment.

I and my friends lived in other apartment complexes in Fremont, CA and they gave 33% off on cleaning charges for every year of stay.

The lease agreement says, the property company goes by Civil Code Section 1950.5 for applying damage/cleaning services.

Does the law allow such charges to tenants? Can we demand for any third party inspection at the property company’s expense?

they are asking us to pay $ 70 steam cleaning, $ 200 for professional cleaning, and around $ 350 for painting. It is a 2 bed/ 1.5 bath apartment.

that should all be covered with the security deposit. Unless you can get those things done better for cheaper.
