Wife not on house title. Warranty deed lists husband only.?
Question : Wife not on house title. Warranty deed lists husband only.?
We live in Texas. Our Warranty Deed for our house lists “John Doe, A married person” as the grantee. We want to add my wife to it. Do we need to do another Warranty Deed or will a Quitclaim deed be good enough? I want to change if from just me, to both me and my wife.
Just a bit more info. I know I can hire a real estate lawyer. Title companies can’t do it, but a lawyer can. My question is which form I can use.
in house warranty

A title company can do this for you for about 50-100 dollars.

I have used a small independent title company for deed recordings in the past; in the cases that she needed an attorney to sign off, she went to the attorney and got it done.
You can do another Warranty Deed and have it recorded. That’s all that would happen if you sold the property to someone else; another Warranty Deed would get recorded.
I believe you can Quitclaim it to each of you, as a Quitclaim deed just transfers whatever interest you have in the property; so you should be able to convey that interest to yourself and your spouse.

Ask a real estate lawyer but you should be able to do a quitclaim deed to get her on the title.
