They must refinance the loan in their names.

That is determined by the judge of the probate court. The deed you have will not stick unless the probate already took place.

Often property has to be sold in order to pay debts.

Who “quik deeded” (the term is “quit claim deed”)? The estate, including the house, must be probated. Did that occur?
