SUMMERFIELD WOODS is an adult living community designed to cater to working single people and couples, and retired individuals and couples. Deed restrictions that eliminate swing sets, sandboxes, basketball hoops, swimming pools, fences, etc. to create an environment that will not attract children will be enforced. A maintenance fee, currently $ 89.00, will be assessed monthly to each homeowner for snow removal, lawn service, and garbage pickup.

Each state has provisions for seniors. You will find it is NOT discriminatory.

The following is from the Department of Justice:
The Fair Housing Act, with some exceptions, [the chief exceptions are owner occupied rentals of less than 4 units & "senior housing" described below -- MLaw] prohibits discrimination in housing against families with children under 18. In addition to prohibiting an outright denial of housing to families with children, the Act also prevents housing providers from imposing any special requirements or conditions on tenants with custody of children. For example, landlords may not locate families with children in any single portion of a complex, place an unreasonable restriction on the total number of persons who may reside in a dwelling, or limit their access to recreational services provided to other tenants.
In most instances, the amended Fair Housing Act prohibits a housing provider from refusing to rent or sell to families with children. However, some facilities may be designated as Housing for Older Persons (55 years of age). This type of housing, which meets the standards set forth in the Housing for Older Persons Act of 1995, may operate as “senior” housing. The Department of Housing and Urban Development (HUD) has published regulations and additional guidance detailing these statutory requirements.

It is discriminatory–but the law provides an exception to what would otherwise be unlawful discrimination based on familial status (which protects families with children). Communities that meet specified requirements for senior housing, can exclude people based on age and familial status.
There may be so-called “adult living” communities that do not qualify as senior housing that are unlawfully discriminating. If so, they would be violating federal (and most likely state) fair housing laws.

It sounds like they get around it by not actually saying “no kids” but by limiting the attraction to people with kids. All the banned items could be argued to be due to aesthetics rather than being anti-kid.
