Question : How far under the top of my home’s foundation wall should the soil grade begin?
My builder says 6 inches below the top of the foundation wall and quotes Section 323 paragraph 5 of some code. All I can find when I search on building code sites relates to slope being 5% or 6% away from the foundation for a distance of 10 feet. He claims my new landscaping may void any warranties against water intrusion.
My home has a full basement, which is typical for the upper midwest.
Thanks, exbuilder. I want to meet code. Are you aware of the specific reference that the builder is making, namely beginning the grade 6″ from the top of the foundation? I’d prefer to begin a little higher (say 3″ or 4″) and create a steeper slope away from the foundation (say 10%). The building inspector came out but didn’t write anything up after having looked at everything. Thanks again.

dont know ur state, in nc, code says grade under a house which has a crawl space must be even with or higher than outside grade. we build ours and make sure the level of grade under a house is at least 6″ higher than the outside grade.
