Question : My home is for sale and need to decide if I should switch agents?
I chose my current realtor in august since she had the house I wanted to buy but that one was sold to someone else and I need to find another to buy and she told me that she will not help me look for another until mine sells. and she became the listing agent of my home and is a mobile home and is worth less than 50,000 she told me at first she would take a 6% commision and than she told me that she gets a flat fee of 2500 no matter what I sell it for she has tried to get me to lower my price for less than I owe she jut wants to make the sale. She does not care of how low I go on mine since she gets the flat fee and there is somone interested in my home now and is trying to see if he can get the money in cash or a loan to buy it and I hope to know this week at the same time she told me that I will not be able to get that much for mine but she has never talked about money to him but has told others when interested that I might be willing to buy them a home warranty for my home and pay for it for a new buyer I signed a paper saying no to her and feel that since she makes a flat rate she is not working to my best interest she does know that if mine sells she will make more off me buying another home that is worth more. My contract is up this week and hope the interested buyer let her know soon that is if he can afford it. I’m trying to decide if I should list it with another and makes a percentage off the selling price or try to sell it own my own for so many days? Or relist it with her for 30 days to see what happens with this potential buyer. I like my home allot I want to move since I don’t like my neigborhood but am not in a huge rush to sell until I find what i’m looking for I need as much advise as I can get.
Thanks for all the advise very helpful information. I will see what happens with this current buyer she might have and if that deal falls through list it with somone else.

If the contract is up. List with someone else. maybe a fresh face will help it move.

I would read your contract. Because you have a potential buyer she may still get her fee if that person buys it. Look into all the loop holes she may have. If you think that this person is really interested I would For Sale By Owner then. Now fees and you could even negotiate a little more with the price. If that fall through I would list with someone else.

Switch.
Any Agent will get a commission usual is 6%. The seller always pays this. And usually if the buyer works with an agent the selling agent has to split it with them.
You could try to sell it your self, take out the $ 3,000 commissions and list for $ 47,000.
Also, Home Warranties are selling points. I bought in April, and wouldn’t close without a warranty. I have already used mine too. I had electrical problems and called to use my warranty. I paid $ 60, one time, and had an electrician out, and made repairs all in one trip. Get the Warranty! Mine is through American Home Shield and it is awesome

Sounds like you should go with your instinct and change agents. Even though this market is really bad, it seems that she doesn’t have your best interest at heart. Start shopping for a new agent and ask lots of questions. Do it this week so you know what you want to do by the end of the week.
By the way, we just bought a house in Sept that has a “home warranty” which really is quite useless. They sound like a great idea, but there are such low caps on repairs….like a roof repair: $ 100 for the person to come out and look, then there is a $ 300 cap to any work to bne done. NOT a good deal. They usually cost $ 495 to buy, and quite frankly, to me, they seem like a total scam. Ask to see one (and read it) before you bother to get one.

Agents greedy for a sale is not uncommon in this market. She seems to have no interest in what is best for you. NEVER sell your home for less than what you owe on it. If you love your home, but not the neighborhood, it’s not the end of the world. Neighborhoods change.
Anyway, yes, I would change agents if you absolutely want to sell. Keep in mind that loans are hard to do now. Less people qualify, and banks usually don’t finance mobile homes, even if the land it sits on is worth a lot. It usually requires a cash buyer.
If you are worried about crime in your neighborhood, you are not alone. As the economy turns down for the worst, there will be few safe places. Millions of Americans are turning to some form of self defense training. Those who can legally do so are arming themselves and going to the range to practice. You can head up a Neighborhood Watch program if there is not one already in place. The police are very willing to help with that.
Hang in there. Beware of sham scam lenders. Go only with reputable mortgage companies when buying. Make sure you check them out with the Better Business Bureau.
