Question : Who do you call to determine mold in a rental home and under a lease agreement?
I have turned in a work sheet containing repairs that need to be done at my rental home I live in each month w/ my rent payment but, to no avail nothing has been fixed on my home rental and there is mold in my foyer guest bath.The property manager told me there was mold remediation done to this house 3 years ago in the duct system.In any event my family stays sick and we are ready to move. What are the laws here.I pay a heap of rent for my 2 story 2500 square foot home.That was promised to be in tip top shape and repairs made by realtor in charge of property management.I have been informed owners will not pay for nothing.So manager told me she would pay for repairs personally.

Contact the Department of Health… that should get things moving.

It depends on where you live. I had a mold problem in my apartment and our landlords wouldn’t do anything about it.

We contacted the city’s public building inspector- she was able to cite them for the reasons some of the mold occured. In my city they were unable to address the actual mold!! There were no ordinances where I live that address mold in a rental property. So check with your city.

Take pictures!!! Try local landlord/tenant right groups.

Rental properties are to be kept in a healthy, liveable state- mold violates that… period.

My husband and I owned several rentals. We stayed on top of things as they happened, you don’t find many lanslords like us. Put your request in writing again, make sure you keep copies of all correspondence and dates. Only this time tell them if they don’t do something your going to call the health department. Or just call them anyway if you’ve kept proof you have been complaining about it.

you make a list of repairs and give the managmnet a copy and you keep a copy tell them if they do not dothe repairs within 30 days you are moving if they do not do the repairs they can not do anything it you move. just put it in writting and keep a copy including the bit about you moving..

send a certified letter of your worksheet to your landlord. if that does not get a response then you have his neglect with written proof and can go to lawyer. also need to read the rental agreement as some will say if you want it fixed you are responsible for it. so take rental agreement to lawyer, then have them send the landlord the same letter on their letter head with a modest suggestion to fix or be sued. most will let you either out of rental agreement now or get it done.

as for mold fixes. you have to go through an environmental specialist and depending upon the extent of the problem can be anywhere between 3000 and 50,000 to have it removed.

not a cheap expenditure may be why landlord doesn’t want to acknowledge it. as long as you are paying he is not having too.

Mold will absolutely make you all SICK. And the bad thing about it is the symptoms may not go away immediately upon moving from the home. I would call the Department of Human Services in your area and find out how to report them, also try these links below. Honestly I believe renters have more rights in your situation in the Courtroom than the owners, if you verify proof of situation and that the owners are not doing anything about it.
