what can we do about water damage in a mobile home?

Question : what can we do about water damage in a mobile home?
we have a 2005 16×76 mobile home. a week ago water had leaked into the house causing water damage to pretty much every wall. we called our insurance agency and they will only patch up the work inside but wont touch the outside. they said we need to have the trailer manufacture come out and fix it. The warranty on the trailer is out so they wont come out. is there anything we can do to make them fix it since it is a defect in the trailer? we have had 3 different people come out and look over the trailer and no one can find out the exact leak just that it is running down the tin. the trailer has a tin roof that makes allot of noise when the winds pick up but the insurance adjuster said it is supposed to make the noise. can anyone help me with this problem and what we can do to get it fixed.

Having lived in a trailer, I wonder if you have sealed the roof recently. As I recall it was something that needed to be done about every over year. And is something you can do yourself. Also, I would contact my insurance company again since they are trying to refer you to the manufacture. Tell them what the manufacture has said and ask them to resolve the problem with them not coming out.

You should get a better water damage restoration team. I’d reccomend going with Alladin Restorations especially since they can be found all over the U.S. I’m not sure if you’ve heard of infrared inspections or if they used it on your house or not, but I’m definitely sure that can help out with your water problems. I’ll give you an article on infrared inspection and how it works in the source. I’ll also give you the link to the company, I’m sure they can help you out.

First off, you don’t want to be nailing anything to a mobile home roof & the only screws that should be used are those with a rubber seal.

Next, contact a local mobile home parts supply house & ask them for several local mobile home repair persons contacts. You could also go to any of the local mobile home dealers & ask for the contact info of their maintenance/repair person(s).

If you have it fixed & you continue to have leaks, I would call a roofing contractor that installs rubber roofing & have them give you an estimate. If you have not put cool seal on your roof, you might want to have a roofing contractor look at your roof. Once properly installed, an EPDM roof would only be damaged by a tree limb falling on it & it is easily repaired.

You need to get the roof repaired before the inside…the insurance company will probably not pay you twice.

the only why you can fid a leak on the roof is to ran water on it. it will show up . you can put roof sealer on it. and that should stop the leak . some people build a roof over their trailer because they can,t find the leak, and they do not like the noise that a tin roof make . that something looking in to , to fix the problem.

Sounds like a bad seam on a tin roof. You can try to fasten the roof down with some screws or ring shank nails.Then coat it with fibered roof coating or elastomeric coating. Otherwise it will only get worse. Most trailers have some movement in their roofs. Some folk used to put some old tires all over the tops of their trailers to prevent too much lifting in the tin.

cool seal or kool seal. its a product we use on our tin roofs. check it out it seals the roof and helps keep the roof cooler in the summer. we tar the large holes first then roll on the kool seal. works great

I would call the insurance company and ask to talk to someone in charge. They should have to fix the problem causing the leak. I have a house and my insurance pays for any damage caused by a leaky roof and replacing the roof. I don’t see why it would be any different on a mobile home unless it states so in your policy.

It sounds like the the edges are not screwed down. It should not make a lot of noise. Their should be an edge cap that runs around the roof. If it is loose this will cause wind to lift the roof. If that is so then the seams in the roof where the metal over laps has cracks in it. You need to fix the edges and get a seam sealer that you apply over the hole roof with a paint roller. Their should also be a ridge cap down the center. This will also need to be looked at. I am in that business.
