Home Warranty issue with water leak due to rain..?
Question : Home Warranty issue with water leak due to rain..?
I have bought a home (3 year old) about little more than a month back. The seller has bought a one year home warranty.
Last night we had heavy rains and just below the main entrance door in the basement there was water leak. So I called the home warranty and was told that they will cover only roof leaks and since this is below the main entrance door, they say that I have to contact the Ryan Home builders since the house is less than 10 years old.
Does anybody has any feedback or comment on this? I would really appreciate it.
Thanks
Ram
Also I would like to know how much it amy cost approximately to fix this kind of minor leaks?

that happened to my neighbors down the culdesac so i dont really know….
Here are a few comments based on owning 3 homes, all with basements and 2 that had water problems: 1st was severe and current one is similar to yours: minor in general.
New home warranty that original owner gets from Builder like Ryan Homes is normally good only for 1st year and rarely does one ever hear of extended warranty on homes….except when people sell homes, some Sellers in slow market or say if older home will purchase home warranty for potential buyers peace of mind to cover major items like repair of appliances, HVAC etc.
Regarding basement leaks and water coming in during storms, though it’s a hassle (i) paying someone to clean your gutters like once or twice a year is important as well as (ii) observing/watching if water from gutters is coming down & flows away from house bec otherwise, (i) say your gutters are clogged then water will flow over gutter and then find their way to the location of your an exterior drain at the basement entrance quickly and the more water that backs up at door will eventually make its way inside causing damage if sump pump can not remove water promptly.
Hope the Above Info Helps!
