contact lawyers who do home closings, they are a good source of clients. Realtors are another.
good rates and being willing to work nights and weekends are a good way to get started. eventually you’ll build up word of mouth business and referrals from realtors etc. the key is to do the inspection in a way that properly informs the prospective buyers without scaring them away from a closing.
You are obligated to serve the interests of the buyer, but some of your business will come from others in the food chain of real estate, most of whom want the deal to close.
