Question : Realistic sanity check on Ryan Homes build quality & warranty coverage.?
So I’ve been all over Google and I’ve seen the horror stories about how if you buy a Ryan Home you’re guaranteed to get a leaky roof, a floor that bows, or they’ll just going to keep my deposit in case something goes wrong during the contract.

It’s not that I don’t believe what the coherent ones (among many incoherent ones) are saying, but Ryan Homes builds a crap-load of homes every year and I can only find maybe 20 unique complaints (across several sites) for 2008 and 2007 combined. Most of the serious issues are from 2003 and before.

So if you own(ed) or know someone who owns a Ryan Home please, give me a sanity check. Consumer complaint sites are not Amazon – no one runs around saying how great their builder was on the internet across a dozen sites and buys a domain to feature how much they love Ryan. They only talk when they’re pissed.

So, are they as bad as these people make it out to be? I’m just looking for some balance here. In case it matters to you, I’m looking at building in Maryland.

Well, I don’t own a Ryan home but I am in the process of purchasing one. I’ve spoken to two of my future neighbors. Both in their home for about a year. One bought his Ryan home as his first new home and is very happy with it. He said they were very responsive in taking care of their warranty items during their 10 month walk through. All he had was some nail pops and stress cracks… the normal stuff for a newly constructed home. He was very pleased with Ryan all around.

When I asked the other neighbor how she liked her home she very enthusiastically said, “I Love It!”. I didn’t pry asking her for more details since it was just an impromptu conversation.

One year isn’t nearly long enough to determine the build quality of a new home, but these days they’re all contracted out and built by illegal immigrants anyway.
