Professional home inspector recommendation?

Question : Professional home inspector recommendation?
I’m buying a residential property and I need a professional home inspector (including termite). I know I can google it (which I did) but I would like hear your recommendation with good experience. Anyone? Thanks.

It all depends where you are located. I can recommend one to you but I don’t know where you are.

Yes by all means hire a home inspector before buying any property. Be aware of the fact that some states do not require home inspectors to be licensed. In those states many home inspectors don’t know a thing about inspecting homes. Check the laws in your state. The easiest way might be to call a few real estate companies (ones you are not using) and ask them the laws and if they can recommend a good one. You can also do a web search on the professional home inspection organizations.

NOTE: in Virginia and Maryland there is a company called Home Pro. They are highly recommended by several mortgage companies in the D.C. area. You might want to see if they are also in your area. I’ve used them twice and glad I did.

Look at the ASHI (American Society of Home Inspectors) website. http://www.ashi.org/ There you can do a search based on your zip code. I work for a home inspection company and this would be the place to start.

Also ask around to non realtors and ask for advice. I say non realtors, because sometimes realtors are bias and want you to use an inspector that may not call out all the facts. Not all realtors are this way, but some are. They get paid if the inspection goes well and the house sells. The company I work has some realtors who will never use us with clients, but then when they or their family buys a house, we are called. It happens all the time.

Ask how long the inspector has been performing inspections. Also it is best if they have construction experience.

As for the termite inspection. Whatever you do, do not let the termite inspector be the guy who “treats” the property or will be willing to treat the property. This is a conflict of interest. Sometimes the home inspector is a licensed pest inspector as well.

Another piece of advice, meet the inspector at the end of the inspection to go over the findings. (Don’t go to the whole thing, because you might get in the way or distract them). If you get to see first hand the situation and ask questions on site that is best.

Pillar to Post Home Inspection. I believe their web address is http://www.pillartopost.com They are nationwide and in Canada. I’ve used them twice (within 4 months) after a coworker recommended them. Both times they did a wonderful job. They quoted me the costs up front and the inspector showed up on time. He encouraged us to go through the home with him and ask any questions we had. I believe the price, including the termite and radon test was $ 325. This was two years ago. Good luck.
