Question : Do I have to provide a home warranty on a new house?
I just want to build a small to average size house and sell it. I have built, remodeled, added on to and renovated many homes for many years. Its a real passion but for other reasons I got involved in medical. I would like to again build a house to sell. Home warranties were always a buyers option. Im noticing in all the various cities permit requirements that the builder must provide a standard warranty (cost to builder is determined by the sale price of the house). Is this a federally madated rule and would it apply to me just building one house, or have the local beauracracies gotten too big for their own good? And what about building outside city limits(county)?

You might check with your local builders code and regulations but, and this is a big but, I would not buy a house without at least a year’s warranty. It is always a good selling point but limit it to a year. With luck, nothing will go wrong in that first year and, if it does, you are covered.
