Question : Some signs that a realtor is not a good one?
What are some of the signs that a realtor isn’t good? Also, what questions should be asked when hiring a realtor? I am weary because I know there are a lot of BAD realtors out there. Thanks.

Many realtors are desperate for business right now. Shop around and get the best terms that you can get. First, I woud want to hire a realtor who works in the field full-time. Dont’ hire anyone who is only selling real estate part-time. Next, make sure the realtor you hire is going to put your property into the multiple listing services for everyone to see. Also, you want to make sure the realtor is going to spend the money to advertise your property. You would be amazed at how many realtors don’t want to spend any money to advertise a property and expect it to sell. You need to advertise. Ask all potential realtors for references of people who they recently helped. Call these references and make sure they were happy with the services that were provided. Also, you may want to only have a 30 day agreement with the realtor. This way, if you are not happy with the services that are being provided you can switch to another realtor. A good Realtor will stay in contact with you. Period.

some good questions to ask would be:
1. where are you going to advertise my home?
2. what makes you a better company to work with?
3. What are you going to do for me?
4. How exactly are you going to sell my house?

Stuff like that. By law real estate agents can’t bad talk other companies or agents. by asking what makes their company the one you should list with, they should tell you thinks like how many homes they’ve sold and a period of time. If they start bashing the other companies in the area you know to stay away from them. You should always ask how the agent is going to market your home. Your agent should always be happy to answer your questions. By asking what they are doing you make the agent accountable for their actions.

Don’t disregard a part-time agent. I’ve seen full-time agents who didn’t do anything for their clients. However, we have a part-time agent in our office, who works just as hard or harder than some of the full-time agents. The only reason he’s part-time is because he doesn’t have enough listings.

If you sense there’s a problem go straight to the broker, chances are the broker wants you to be happy. So the Broker’s going to do everything in his/her power to make you the client happy. Even if it maens getting you a new agent.

It shouldn’t cost you anything to list the house. If for some reason the house doesn’t sell at the end of the listing period, ask the agent to go over what they’ve done for you.

Our company if for some reason the home doesn’t sell we will sit down and talk with the owner and show how many showings have been done on the home. How many people have viewed the home on the internet on various sites. etc.etc. Your agent should be willing to do all of these things and more to get your house sold.

I would agree with everything except the 30 day listing suggestion.

In order to advertise in print, there is a lead in time – usually a week for newspapers, and 30 days for the real estate magazines. Give your Realtor a chance to get your ad in place. A 30 day listing would preclude any magazine advertising, and in my market in Southwest Florida, that is the most important place to be.

And, of course, the magazine ads run for 30 days. So, a short listing period really doesn’t give your Realtor a chance – or the motivation to advertise on your behalf.

I would suggest at least a 90 day listing with a $ 0 termination fee so you can cancel anytime you want.

The best way to find a good Realtor is take a referral from a friend that had a good experience with one.

Realtors are located in cities by the thousands….that is why you need to ask your friends.

You’re right. There are a lot of bad realtors out there. But also a lot of good ones.

Some tips for picking out the bad ones:

- Friendliness- Remember the Realtor is there to help you and answer your questions. If they act like they don’t have time for you or they dance around your questions and don’t really give you an answer it’s not a good sign.

- Consult others- Don’t be afraid to go to other realtors and ask thier opinion. Ask friends, family whoever if you think you might be getting into a bad deal.

The main thing is to ask a lot of question.

Do your research! Check out the company, look at their profiles online. You need to watch, make sure they stick to your budget. If they say well lets just look stand your ground. Make sure everything you want or say is in writing. And most importantly, if you feel something is not right, you need to listen to that.
