Question : Getting 55 year old home ready for sale. Options for Tile Floor Improvement/Replacement?
As stated above, I’m in process of readying a 55 year old home for sale. The tile in the bathroom is quite faded, although not broken.
I have tile on the stairwell leading up to the 2nd floor of the home &
tile in 2 bedrooms on this floor. This tile is quite faded also &
is broken in sections. I’m pretty sure in an attic somewhere I have
replacement tile for the broken sections.
My questions, is there a product that will bring this tile back to
life, so to speak, back to its original gloss & shine? I assume a
seal would just seal the current (lack of) gloss in.
Alternatively, on a budget, are there other options? Such as
painting over the tile with a gloss or semi-gloss paint? Anything
other home improvers have done to get tile floor to look new or
almost new is appreciated. Thanks.
Just wanted to add that I’m in general agreement that depending on the type
of home improvement, the extent of the
damage, where, what, etc. that it’s not
worth it to the seller to go to the time,
trouble & expense of making some
home improvements because you’re just not going to recoup the costs at time of sale.

A tile sealant or other clear coat won’t help and/or it won’t last. The smooth surface of the ceramic tile has been damaged over time, probably from abrasive cleaners. It will really have to be replaced for it to look like new again. Just leave the tile the way it is. If you paint over it or something like that, it will be obvious that you did a cheap quick fix and prospective buyers would figure they had to replace it, anyway.

New tile in a bathroom is a couple grand. If they want to haggle about it, give them a $ 2000 credit at close of escrow. Otherwise, don’t worry about it until a buyer brings it up. If they like the house and want to buy it, dull bathroom tiles won’t make or break the deal.
