When selling a home in California who is supposed to pay for the termite inspection?

It is negotiable, everything is negotiable. Generally the buyers pay for inspections and then ask for credits from the seller (reduction in price) to pay for fixes or ask the seller to fix problems found in inspections. We bought a house in Livermore last October and the seller had previously done a termite inspection so there was no need for us to do another one. Sellers sometimes do a termite inspection to show potential buyers that there are no or just minor issues and this may get buyers to make an offer. What sucks now is that 10-12 years ago in CA anything serious on the termite report was supposed to be fixed by the seller. The law required this. But now it is negotiable. The reason is that in the mid 90′s the real estate market got crazy. People were paying over the asking prices and not asking for any repairs. It became a seller’s market. The seller is not obligated to do as much as they used to.
