Question : home warranty plan?
Does any one know a reputable home warranty plan company which covers the home systems and appliances? I purchased a plan from the a company called National Home Protection Plan http://nationalhomeprotection.com/ and they tried to make it very hard if you have any claim to be fixed. When a service call is issued, they will respond and ask a contractor associated with them to check the issue. The contractor whom I met was not reliable and wanted to do more surcharge telling me that the fixing is not covered. I found from the contract document that it is covered, then the contractor walked away and demanded the service call charge. Later, the company listened to the contractor and denied further fixing. If you want to dispute the claim, it takes lots of paper work and communication to have a claim fixed. So be aware of this company when you plan to purchase a home warranty plan.

I like Old Republic, it’s been around forever and reputable. Warranties are like insurance plans so if you have dealt with insurance co. then I understand your plight. I have dealt with National and have not had a problem however I usually include Old Republic in my transactions. Your problem is the contractor which is the sub-contractor for National, I probably would have DEMANDED a new contractor, but again you will still get stuck with the initial service charge. Give Old republic a call, your contract is probably for a year and you can repurchase with a different company.

Question : Property Management?
Hi I was wondering if anyone experienced could help me out. I just graduated with my MBA in business and I am very interested in become a property manager here in New York. I have very basic experience assisting my father on the side with some of his properties but I was wondering if anyone knows what steps I need to take in order to become a property manager and/or appeal to a potential employer for an assistant property management job. I currently have experience in unrelated fields like auto insurance claims in a call center, a couple of years of sales and retail experience.

My background is in RESIDENTIAL property management. Do you want to go in that direction or commercial? It sounds like you have a good foundation. You should check with some of the larger property management firms in your area (or other areas, if willing to relocate). Contact their HR dept and ask them what qualifications they are looking for in candidates and if they promote from within or look outside the organization. I have worked with several very good PMs that came from other industries.

Institute of Real Estate Management (IREM) or National Apartment Association (NAA) can be of some help. They offer a wide array of education and training specific to the career path.

You may want to aquaint yourself with the differences between Owner managed and fee managed, publicly traded REITs, etc.

Why do we leave home to live as foreigners in an unfamiliar land? What does it mean to feel at-home or homeless? This book tells the tales of existential migrants, those of us who leave home in order to find ourselves. It describes the effect of this leaving on the ability to ever feel at-home again. It also warns that globalization may be pushing us into a world where no one really belongs anywhere any more.

The End of Belonging is divided into two parts. The first presents the evocative stories of loss and adventure that originate when an individual leaves home to go out into the wide world. These stories are grouped according to themes that arose out of original research with this group of voluntary migrants. Part one culminates with a description of the experience of ‘existential migration’ where the impetus to leave is not economic but rather the call to fulfil one’s own potential.

Part two of the book moves into the more conceptual and practical influence of the new definition of existential migration. It describes new definitions of ‘home’, ‘belonging’, ‘identiity’, ‘the foreign’, ‘culture shock’ for example. It presents the literature of exile, showing the gap where the existential migrant should be. It also warns about the possible effect of globalization on the human experience of dwelling. It refers to traditional ideas of acculturation and counters this with the idea that home can be where one is most lost rather than most oneself.

They are refinancing all people. But as rule of thumb, don’t refinance unless rate is 5% or less. Many places are offering that rate and lower. Major problem for most people is property being worth amount of new mortgage. My credit union is offering 30 year convential mortgages for 4.625% with 2 points. So the rates are out there. Check with credit unions or go to bankrate.com for bank rates.
