Making a condo profitable?

I have a fairly nice 2 bedroom condo in Hilton Head. The resort has tennis courts, multiple pools, a gym, and a private beach.

Right now I have a long-term renter in there (an awesome tenant) but I only gross 650/month. (He pays 725, rental management company gives me 650. )

I really need to gross $1000 month to make it break even (which would cover mortgage, property tax, regime fees. )

I currently owe the regime a lot of money $10,000+ due to 2 surprise assessments that I was told weren’t going to happen when I purchased the property 2 years ago. Due to this, they’ve cut the cable off.

I have about $3,000 in cash that I could use to spruce the place up and make it appeal more to short term vacation renters. It is already furnished. I have family in the Hilton Head area who could help with cleaning, turnovers, and whatnot.

Should I take a risk and not renew my tenant’s lease and try to rent it out short term for more money? The average weekly rental is about $700. That’s more than what I make in a month right now.

Would doing short term rentals be a big gamble? How can I be sure it’s the right (or wrong) decision?
